It is better to invest in land. Moreover the value of any property depends upon its locality, neighbours and society. The people around the place makes the property good or bad. Hence that should be the main factor to be kept in mind beofre investing money in the property. Then comes the infrastructure and communication facilities, etc..
I will always prefer to buy land where drainage system is good and no water logging problem exists in any season.
Depends if it's for investment purpose a piece of land is always a good deal also if it's in rural or semi urban area a piece of land and if it's case of apartment this should be in a metro where rates go up too soon or rental value too high.
Invest in land or flat, it is not depends on in single factor. Our budget, needs, spare time to build house. If we need house to live immediatley, than it is better to buy flat. For investment purpose land is better option. Price of land is appericated but price of construction is always depriciated.
If all you have in mind is investment, then buying a clear title land is a better option than buying an apartment. If you are looking for something as a source of income later on, then invest in an apartment and rent it out, but it will also require your constant attention in terms of maintenance, filling out paperwork occasionally if given on rent etc. Also various factors such as location of the land or apartment should be considered when buying either of the one. So just list out pros and cons for both the things and then buy the one that most closely is suited to your needs.
