Introduction:

A house is a dream to many people. It may be a flat or your single storied home, but mostly it is happened once in lifetime to many middle class families. If he has so then you can purchase that land as next mutation will held between you and that seller. Many times it is happened that one land has been sold to many without any mutation. So be careful about it so that you will not fall in fraud case. So better go to settlement office with papers and check all legal papers.

Regarding flat: - Now the era of flat. It has some fewer problems as the promoter or builder will give you a readymade home. So many people are being interested to purchase flat. Some promoters are making and selling, but here also some information and procedure should be followed. Before construction some promoters or builders give advertisement with some greedy offers. So be careful before booking. Check all the testimonials and then go for paper agreements.

Decision: Next you have to take a decision whether purchase or not. Think and collect information of that area where you are going to purchase. The area should be within a locality as you cannot stay alone in anywhere. Gather information about that locality and then finally take decision about purchasing. Some points should be taken into consideration-

•Hospital facilities: Hospital should be in nearby of yours would be locality as you may stay there for a long time. In old age time hospital facilities may be needed. In other hand your family may have some old people and for this also it is necessary for them.

•School: If you have child then be informed about schools nearby. If the distance of school and home will be long then it may be a big problem to your children in future.

•Transport facility: It is a necessary matter to give a prime importance. Everybody has to go outside and so that locality should have a good transport facility.

•Market: There should be a market also there. It is quite impossible to go in far distance to fetch our daily necessities.

•Safety: It is also a prime matter. You will live with family and family needs security first. Safety is an important factor always to all. Many incidents are happening now a day. So security should get prime importance. It will be better if any police station is nearby.

•Water and electricity facilities: You should be well informed about water and electrical facilities of that area. A family cannot run without water and electricity. Water supply should clear. Rough water is unhealthy to drink and to use. Then electricity is also important. All devices run by electricity. Students also need electricity to study well. The area is said backward where electricity has not reached till now.

Now if you want to purchase any flat, check all testimonials regarding ownership and costing also. There should be no hidden matter in cost. If so then you may be fall in falls budget. Then enquire about some facilities like parking, electricity, water supply, securities and medical with transport facilities. Sometime 

 Promoters or builders say one thing and do another. So everything should be written in black and white. Also if possible then take a blueprint of that project.

Another important matter is if you want to purchase any readymade house or flat, be well informed about loading strength and about construction materials. Some promoters or builders want to avoid this matter. Their intensity may be to sell and to make profit, but you will live there with your family.

Now verify about internal space:

Be informed about the internal space. How many bed rooms, they will provide or where will be the kitchen and bathroom. What about the sanitary system and ventilation system. Be informed about interior decoration also. Kitchen is an important place to housewives. They want some space in kitchen to maintain as per their choice. Children should be allowed also some space to play. They should have a study room also. If your family is a joint family then some places are needed for parents also. Above all the house should be well lighted and also well airy. It will be beneficial to health of every person.

Think about your budget:

As it may be a costly matter, so look on your budget also. Plan according to your budget, otherwise in future it may be a problem. Now some financial organizations are giving house building loan, even many banks also give this loan. So know about interest and also installment which you have to pay. Not only that after taking handover some expenses may be happened to decorate and to give a beautiful look. If you want to purchase the land or flat on loan then it is better to take permission from that organization showing some papers of that infrastructure.

Now a quick look before taking decision:

•Check all testimonials in written.

•Be well informed about that locality.

•Check all facilities which may be primary necessities

•Know about safety and securities

•Know about maintenance cost of future.

Conclusion: Home is sweet where heart is comfortable. All feel comfortable in their own house. At the end of the day we return home to get relaxation and comfort. So it should be according our choice. Home should be well decorated and nice then it will give a nice feelings. So do a discussion with all family members as they will also live there. Plan about the future and then take decision. It is better to go with genuine promoter or builder. It may be a dream project of you family.
